If you can, leave some money aside within your budget for potential issues in the ground (and other potential issues that may crop up along the
way). Only this week, we saw a client who started their extension build and discovered clay to a depth that meant piled foundations were the only option, which will cost a few thousand more than expected. An overall contingency budget of around 20% of the total build cost as a minimum should do the trick.
