Building Regulations apply in England & Wales and exist to ensure standards are maintained for most aspects of a building’s construction, energy efficiency and the needs of all people, including those with disabilities, in accessing and moving around buildings.

In order to obtain the approval of your design by the Building Control department of your Local Authority or a Private Approved Building Inspector, for many medium sized developments such as extensions and loft conversions, it is necessary to submit a “Full Plans Application” to your Local Authority’s Building Control Department or apply to a private inspector for their review.
This involves providing full architectural drawings along with detailed specifications and other specific annotation to show exactly how your design will be built for the department to be able to approve your design. They will also arrange for a Building Inspector to visit at certain key points during the build.
This is a separate process from obtaining Planning Permission.
